A Santa Ana Community Land Trust Energizes Innovation

It was a cool Saturday morning in Santa Ana, California, earlier this year. At the corner of Walnut and Daisy, an urban farm displayed rows of beautiful carrots and greens. Shipping containers – turned into coffee-shop business space – were painted in blues, oranges, and greens. Community artists speaking English and Spanish gathered at the center of the area to add the finishing touches to an artisan production shed. Ana Urzua, executive director of Cooperacion Santa Ana, looked out at the nearly completed construction. Ten years ago, this had only been a dream. In 2015, when the city announced plans to widen two large streets of Santa Ana and began purchasing neighboring homes and storefronts to demolish, Urzua was part of a community coalition that knew they would need to organize against it innovatively.

On Aug. 8, 2024, a new milestone was reached in the aftermath of the deadly Lahaina wildfire that destroyed 2,200 structures and displaced 12,000 residents on the island of Maui: A Lahaina nonprofit secured its first residential parcel for community ownership. 1651 Lokia Street, which once held a four-bed, three-bath house, sits empty. But one day, the property will accommodate a new main house and two accessory dwelling units — known locally as ‘ohana units — providing a stable, affordable home for an extended or multigenerational family.

When Michael Haggins’ credit score disqualified him for a mortgage preapproval in 2021, he was crushed. A single father who grew up in Richmond, Haggins dreamed of owning a house in his hometown where his two sons could play freely. A shortage of just five credit score points — plus systemic inequities and a national housing crisis — left them all living with his mother. But today, Haggins is the proud owner of a home in Church Hill, thanks to Richmond’s Maggie Walker Community Land Trust (MWCLT) and its pioneering model for creating permanently affordable housing. “I don’t think I could’ve done it without their help, honestly,” says Haggins.
